Before You Arrive

House Rules

We've kept things simple. These guidelines help us maintain the property so every guest has the same wonderful experience.

🗝️ Check-In & Check-Out

  • Check-in: 3:00 PM or later
  • Check-out: 11:00 AM
  • Self check-in via lockbox — code provided 24 hours before arrival
  • Early check-in and late check-out available upon request (subject to availability)

👥 Guests & Visitors

  • Maximum 8 guests overnight
  • Day visitors must be pre-approved and counted toward the occupancy limit
  • No parties, events, or gatherings exceeding occupancy
  • Please register all guests at booking time

🏊 The Pool

  • No diving — pool depth varies
  • No glass near the pool
  • Children must be supervised by an adult at all times
  • Pool hours: 7 AM – 10 PM
  • Please shower before entering the pool
  • Life jackets available in the pool house

🐓 The Farm & Animals

  • Please don't chase or stress the chickens
  • Collect eggs in the morning — basket provided in the coop
  • Close all gates behind you
  • Keep pets away from the livestock areas
  • The barn and equipment areas are off-limits

🌙 Quiet Hours & Neighbors

  • Quiet hours: 10 PM – 8 AM
  • Outdoor music must be kept at a considerate volume
  • Fire pit use ends at 11 PM
  • Please be respectful of neighboring properties

🚭 Smoking & Substances

  • Strictly no smoking inside any structure
  • Smoking permitted in designated outdoor areas only — please use the provided ashtrays
  • No illegal substances on the property

🍽️ Kitchen & Meals

  • Fully stocked kitchen — please clean up after each use
  • Take your trash to the cans by the road on your departure
  • Recycling bin in the kitchen pantry
  • Starter supplies provided — guests resupply consumables

🏠 Departure

  • Dishes washed or in the dishwasher and run
  • All trash removed to outdoor bins
  • Lock all doors and windows
  • Leave the key in the lockbox
  • A standard cleaning fee is included in your booking
